Refrigeration Air

What is the efficiency of refrigeration for cooling a house from a central air conditioner?
I intend moving to Phoenix, Arizona and am currently looking at home. All the houses I see are not air conditioned cooling. I always lived in the South and Midwest, and I always had an air conditioning unit window or central air. How effective is the cooling cooling from a central air conditioner? Is it electric or gas? Is the cooling system recommended for this area? What repairs and maintenance?
Refrigeration is the same as air conditioning. CPUs are only all home devices that forces air through the duct, instead of having a small window unit in each room. I suspect the efficiency is similar but you'll probably feel more comfortable with the whole house cooled. Central air may be gas or electric. I am not sure which is more efficient the other, you should get data from someone who knows the local price.
